Small but mighty, the 12 South neighborhood is full of historic homes, gorgeous new-builds, and trendy shops and restaurants - a truly great neighborhood convenient to downtown and the airport.

12 South Vibes
With a population of around 2,250 residents, 12 South is located about 10 minutes from downtown Nashville and about 15 minutes from the airport. Since it’s very small in size, it is quite walkable and full of trendy shops, bars, and restaurants. You won’t find much for traditional suburban staples here, but that’s okay, they’re not far.
Schools that serve the 12 South area are pretty good - most schools are rated in the B’s*.
Home Price Statistics
A varied mix of homes, 12 South has plenty of cute historic homes that have been kept up or beautifully renovated, older homes on the verge of needing renovation, and new-build homes made to look historic or made to look well - new. Largely single family homes, you may find a duplex or small multi-family home here and there, but not many.
The median sale price of $800k here is well above the Nashville median. Of the single family homes currently on the market, they are all over $1 million. This is a desirable neighborhood - if this one's for you, it is likely going to be competitive, especially if it comes in around that $800k median.
About 43% of residents living here own and about 57% of residents rent.
A lot of the homes were built before 1939, but they’re immaculately maintained or renovated. You may even be able to find a good fixer-upper and renovate.
Pros + Cons
Pros:
Beautiful, well-maintained homes and neighborhoods
Super walkable - dog and family-friendly neighborhood
Tons of great bars, restaurants, cafes, and boutique shops
Diverse housing stock - meaning types - not price - and there are still a lot of opportunities to renovate homes here that are in need of some love and attention
Super convenient to both downtown and the airport
Cons:
Expensive home prices
Small in area - lack of certain conveniences and not a ton of housing stock available
Really only the one park space (Sevier Park)
Parking by or on 12th can be a bit of a drag and an attached garage is going to be a rare luxury
Lots of "instagrammers"
More of an opportunity - but it’s still kind of up-and-coming with houses that need some love or get renovated
