Today we’re checking out Downtown Nashville, Tennessee!


If you’re moving to Nashville, even if it’s the suburbs, you will undoubtedly end up hanging out in Downtown at some point! The country music capital of the world, there is so much to see and do here – honky-tonks all along Broadway, historic Ryman Auditorium, the Country Music Hall of Fame, and Fort Nashboro.

Downtown Nashville Vibes


Downtown Nashville is the energetic hub of Nashville! Well known for its country music scene, with crowded honky-tonk bars lining Broadway, it’s also home to the historic Ryman Auditorium, the Johnny Cash Museum, and the Country Music Hall of Fame. Other cool spots to check out are Music City Center and Fort Nashboro.


Made up of several districts like Downtown Central Business District, The Gulch, North Gulch, SoBro, Hope Gardens, Lafayette, North Capitol, The Arts District, Rolling Mill Hill, and Rutledge Hill.


Home to around 13,000 residents, the overall downtown area has seen significant growth with a 130% population growth from 2010 to 2018. Depending on traffic, you’re only about 10-20 minutes from the Nashville International Airport making it easy to visit or travel for work.


Home Price Statistics

In terms of housing costs, it’s going to vary dramatically. The median sale price in downtown is right around $500k. In terms of single-family homes, there aren’t that many, as Downtown Nashville is going to be primarily condos. However, currently on the market, the single-family homes that are available will range from around $400k to $700k. In contrast, condos will range anywhere from $300k all the way up to around $8 million.



Pros + Cons


Pros:

  • Awesome music town with a lot of history and a lot going on

  • Beautiful outdoor spaces

  • Cool architecture

  • Endless entertainment options – honky-tonks, bars, restaurants, music venues, shops, etc

  • Vibrancy - people are happy and excited to be here


Cons:

  • Higher than average crime - typical of a downtown area

  • Median home price higher in downtown when compared to the Nashville metro (and less sq ft)

  • A lot of construction - the area is growing significantly and quickly

  • Parking - parking meters are still coin pay, in 2022 - uh what? On top of it, parking lots are stupid expensive

  • Lots of tourism - weird driving habits
