A hip and up-and-coming collection of neighborhoods near downtown Nashville and just east of the Cumberland River, it has so many great spots to eat, drink, and shop. This neighborhood may or may not be for you - stick around to find out!

East Nashville Vibes
Hip, eclectic, and diverse vibe with an arts culture at its core, East Nashville is a great collection of neighborhoods. Made up of many smaller neighborhoods, most folks just collectively call it, East Nashville.
Depending on where exactly in East Nashville you’re located, downtown Nashville or the airport are only about 10-20 minutes away. The area is served by the Metro Nashville School District. Again, depending on where you’re located in East Nashville, the schools may be better or worse. Most schools are rated in the B’s and C’s*.
Home Price Statistics In terms of the neighborhoods of East Nashville, there is a huge range of housing costs here. The $500k median sale price of homes here, is slightly above that of the overall Nashville median. Currently on the market for single family homes, the range is from as low as $240k, and all the way up to $1.5 million. For condos/townhomes, the range currently on the market starts around $215k and goes up to around $850k. If it’s your thing, some of the new-build condos or townhomes here are really nice.
Fairly unique to East Nashville, is that you can find neighborhoods where right next to a brand new modern, 4,000 square foot home, is a quaint one level rambler. One street can have a bunch of houses in the $300’s and a bunch of houses around $800k, very common in East Nashville.
Pros + Cons
Pros:
Hip, eclectic, diverse vibe with an arts culture at its core
Locals frequent the many dive bars, craft cocktail joints, coffee shops, and vintage store sprinkled throughout
Diverse housing stock with a lot of historic homes, new builds, and everything in between
Very convenient to downtown and the airport
A lot of opportunity for equity in such an up and coming neighborhood
Cons:
Slightly disjointed
Maybe a bit more “dinge” in certain spots
Your new build may be right next door a home that is not as well maintained and in need of updates
Schools here are okay, not great
Not that walkable for how “hip” it is
