Today we're checking out Forest Hills, Tennessee!


A true gem of the Nashville metro, Forest Hills has some seriously epic homes and properties. With a lack of places to park or walk, this virtual tour was done differently. Stick around to check out this great Nashville suburb!

Forest Hills Vibes


Home to around 4,600 residents, Forest Hills is located about 20-30 minutes south of downtown Nashville and the airport. It is bordered to the north by Nashville, to the east by Oak Hill, to the south by Brentwood, and to the west by Belle Meade and the Bellevue neighborhood of Nashville.


In terms of in Forest Hills, they're pretty good! However, maybe not as good as one would expect as far as public schools would go. But I would like to offer the notion that, most of the folks living here, likely have their kids in private schools and their priority is private over public. Either way, in terms of public schools, the city is served by the Metro Nashville Public Schools, which is rated a C+ overall*. Hillsboro High School which serves Forest Hills, is rated a B-, while the John Trotwood Moore Middle School is rated a B+*. The Percy Priest Elementary School serving the area is rated a B+ as well*.




Home Price Statistics


Almost entirely single-family homes, the median sale price in Forest Hills is around $2.1m; significantly higher than the Nashville metro median of around $375k. But folks living here are looking for the best of the best. Currently on the market, homes range from as low as $1.03m and upwards of $15m.

Pros

  • Beautiful homes and a diversity of architectural styles - modern, rambler, epic

  • Large property/lot sizes (opportunity for equestrian properties)

  • Quiet, peaceful neighborhoods

  • Only 20-30 minutes from downtown Nashville and the airport

Cons

  • Almost no municipal park spaces, it's instead about your slice of land

  • Very expensive homes

  • Public schools are just okay, especially for the home prices (most likely go to private schools)

  • Entirely residential - no grocery store or other amenities
