Without a doubt, Franklin is one of the best places to live in Tennessee and one of our personal favorites. Home to a cozy downtown area with historical charm, plenty of suburban amenities, beautiful outdoor spaces, some of the best schools in the state, and a diverse housing stock, Franklin is certainly one to check out.

Franklin Vibes
The 7th largest city in the state of Tennessee, Franklin is home to around 87k residents. It has grown significantly since the 2010 census, around 40%. It is ranked the 8th fastest growing city in the US according to the US Census Bureau. Franklin is located about 25 minutes south of Nashville and the Nashville Airport. it is bordered to the north by the city of Brentwood and the rest by Williamson County.
Franklin is rated the 3rd best suburb to live, the 3rd best suburb for public schools, and the #1 best suburb for young professionals in Tennessee*. Head down Main St. in and around historic downtown Franklin and you'll find beautiful century old mansions. But Franklin is much more than that with the growth creating a suburban atmosphere outside of the historic downtown area.
The city is served by the Williamson County and Franklin Special school districts. The Franklin Special School District primarily serves the city center, while the Williamson County Schools primarily serve the remainder of the city. Both school districts are rated an A* and are highly regarded. The Williamson County Schools are rated the 3rd best school district in Tennessee and the Franklin Special School District is rated the #1 place to teach in the Nashville area*. You basically cannot go wrong with any school from Elementary to High School in Franklin, as they are all rated an A*.
Franklin is also home to a number of universities and colleges; Belmont University, Columbia State Community College, Lipscomb University, and Williamson College.
Home Price Statistics
With the median sale price in Franklin around $700k, it is a good bit higher than the Nashville median of around $375k. However, with everything Franklin has going for it, it is money well spent. To note, about 65% of Franklin residents own their home, with around 25% renting.
If you're looking for a single-family home, currently on the market prices range from around $375k on the low end and upwards of around $16.5m on the very high end. For a decent move-in-ready single-family home, you're more likely to find the barrier of entry in Franklin at around the $500k-600k range.
If it's a condo or townhome you're interested in, currently on the market prices range from around $240k on the low end and upwards of around $3.5k on the high end.
