With its proximity to downtown and relatively affordable real estate prices, the neighborhood has attracted artists, musicians and entrepreneurs to open restaurants, distilleries, breweries, galleries, studios and workshops here. Wedgewood-Houston Vibes


Home to around 4,300 residents, Wedgewood-Houston is fast developing, up-and-coming Nashville neighborhood. Located about 5 minutes from downtown and 10 minutes from the airport, the easy access is appealing to folks. Bordered to the north by Fort Negley, to the east by the Chestnut Hill neighborhood, to the south by the city of Berry Hill and the Nashville Fairgrounds, and to the west by the Edgehill and Woodland in Waverly neighborhoods.


Wedgewood-Houston is ranked the 9th Most Diverse Neighborhood in Nashville and the 17th Best Overall Neighborhood to Live in Nashville, according to niche.com. The neighborhood is becoming a go-to place to live, work, and play. A lot of the old warehouse and factories have attracted artists, musicians, and entrepreneurs to open restaurants, distilleries, breweries, galleries, studios, and workshops in the area.


The neighborhood is served by the Metro Nashville Public Schools, which is rated a C+*. There are 3 schools serving the neighborhood - one high school, one middle school, and one elementary school. The Glencliff High School is rated a C*, the Lead Cameron Middle School is rated a C+*, and the Fall-Hamilton Enhanced Option Elementary School is rated a C*. As the neighborhood develops, it's likely that the schools will follow and improve with demand.


Home Price Statistics


With the neighborhood clearly in the path of progress, you can see the prices rising. Right now, the median sale price in the neighborhood comes in around $608k, compared to the $383k median sale price for the Nashville metro. About 46% of residents in Wedgewood-Houston own their home, versus about 54% rent.

  • Still up and coming - your $900k new build may be next to a home that's in rough shape or soon to be demolished/scraped for another new build

  • In turn, there's LOTS of construction

  • Still not loaded with stuff to do
